Hail, wind and other severe weather can cause serious damage to your home. Most insurance companies will pay the entire cost to replace all damaged items, less your deductible.
Complete Construction can help you navigate the complicated insurance claims process. We are happy to meet with your adjuster and make sure they don't miss anything.
If you are using a claim to pay for repairs, we ask that your provide us with your entire insurance estimate. We review the claim for proper measurements, code requirements and make sure all necessary re-roofing materials are included. If we notice items missing, we will send a revised estimate to your insurance company. Once those items are approved, your insurance company will issue an updated estimate. At that time, Complete Construction will go over the final contract price with you. During tear off, if we notice additional damage, we will also notify your insurance company about additional repairs.
Understanding Your Estimate
Replacement Cost Value (RCV): Total amount to repair and/or replace damaged items. Once your insurance company receives an invoice from the contractor that work is complete, they will issue payments for the total RCV, less your deductible.
Actual Cash Value (ACV): Amount your roof, siding or damaged items are worth today. When you report your claim, your insurance company will send a first check that is for the total ACV.
Deductible: The portion of your claim, you are responsible for paying. For example, if your RCV is $20,920.00 and you have a $1,000 Deductible, your insurance company will pay $19,920.00 for the repairs and you pay $1,000. Complete Construction cannot pay, waive or rebate the deductible in part or in whole. Please don't ask us to do this.
Contractor's Overhead and Profit (O&P): Percent of RCV that goes towards contractor expenses and profit.
Non-Recoverable/Customer Portion RPS: Like your deductible, your insurance company also expects home owners to cover this part of the Total RCV. Non-Recoverable depreciation is often on items like pool/spa covers, fences and older cedar shake roofs.
IF YOU HAVE A MORTGAGE
If you are still paying off your home loan, the insurance check for repairs will generally be made out to both you and the mortgage lender. Your lender gets the right to ensure repairs are made to the property and will often require an inspection. This means the mortgage company or bank will have to endorse the check or provide you a new one.
Before work begins, ask your bank or lender to provide you a claim package. It usually involves filling out several forms, including providing Contractor's W-9, Contractor's agreement, a conditional lien waiver and a copy of your final insurance estimate.
